Gwangmyeong 13th Small-Scale Reconstruction, Site Explanation Today... Full-scale Bidding for Constructor

The small-scale reconstruction project of Gwangmyeong 13th Apartment in Incheon Bupyeong-gu has entered the constructor selection process.

The Gwangmyeong 13th Apartment Small-Scale Reconstruction Maintenance Project Association (Chairman Park Gi-sook) announced the bidding notice for constructor selection on the 23rd and plans to hold a site explanation meeting at the association office at 2 PM on the 31st. The bidding will be conducted through a general competitive bidding method, with the deadline for bids set for 2 PM on February 20.

According to the announcement, only construction companies with civil engineering and construction licenses can participate in this bidding, and joint participation (consortium) is not allowed. Companies with two or more contract cancellations in maintenance projects in the last three years, those with a history of serious accidents under the Industrial Safety and Health Act or the Serious Accident Punishment Act, or those that have undergone court management or corporate rehabilitation procedures, or have been acquired or merged, will be excluded from the bidding.

The bid deposit is 3 billion won, and only cash payment is allowed. To qualify for bidding, participants must attend the site explanation meeting to receive the bidding guidelines and submit their bids within the deadline.

The project site is located at 359-2 Samsan-dong, Bupyeong-gu, Incheon, with a district area of 5808㎡. It is planned to build 186 apartment units with a scale of 3 basement floors to 20 above-ground floors, along with ancillary facilities. The total floor area is 27,868.34㎡, which may be subject to some changes during the project implementation plan approval process.

The association has also submitted the project implementation plan approval along with this bidding. An association official stated, "It is expected to take about 2 to 3 months until approval," and added, "The goal is to receive the notice within the first half of the year."

The complex is located between Jakjeon Station and Galsan Station on Incheon Subway Line 1, and is adjacent to Bupyeong IC, allowing access to the Gyeongin Expressway and the First Circular Highway of the Seoul Metropolitan Area. Nearby, there are several schools such as Samsan Elementary, Hujeong Elementary, Buil Middle, and Seoun Middle and High Schools, and green spaces like Gyeongsan Stream, Hujeong Park, and Yeongseong Park are also close, providing good residential conditions.
